Terms of Service

This Vacation Rental Agreement (Agreement) is between you (Renter) and La Mansión, Owner (Masterkey Investments, LLC), for the property located at 1439 Franklin St, Denver,  CO 80218. This agreement goes into effect once the rental has been approved for a time range and dollar amount (Reservation).

The arrival date, departure date and cost for your Reservation will be clearly communicated through electronic communications.

1. TERM: The term of the lease shall begin on the arrival date and ends on the departure date of your Reservation.. The property will be ready for occupancy no earlier than 4:00 pm MDT on the arrival date and must be vacated no later than 10:00 am MDT on the departure date.  

2. RENT: Guest agrees to pay the rent and fees described in their Reservation. 

3. RENTAL PARTY: The Rental Party is the Reservation holder and their guests. All persons in the rental party will be bound by the terms of this Agreement.

4. LIMITED OCCUPANCY: Occupancy is limited to a maximum of 18 persons. The Property will not be rented to anyone under 21 years of age. If Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no  refund.  

5. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger or inconvenience neighbors nor use the premises for any unlawful purposes.  

6. CARE OF PREMISES/DAMAGES: NO PETS ALLOWED. NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of Deposit and Total Amount Due if violated.  Renter agrees to pay Owner for any damages to furnishings, household items or any  other items that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges incurred due to Renter’s occupancy. For damages over $3,000.00, the Guest and Owner will settle claims in local court in the City of Denver.  

7. OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the  Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as  liquidated damages. 

8. INDEMNITY CLAUSE: Renter hereby agrees to Indemnify and hold Owner harmless from  any and all claims including those of third parties, arising out of or in any way related to  Renter’s use of Property or the items of personal property provided therein. Renter  assumes all risk of injury or other losses relating to any recreational activities including  use of outside & commons areas on the Property and will hold Owner harmless with  respect thereto. 

9. NO SUBLETTING: Renter may not sublet or assign this lease for all or any part of the  premises without prior written consent of the Owner. 

10. REPAIRS AND MAINTENANCE: The Property is rented with the Owner’s furniture and  household furnishings. Owner shall not be responsible for providing additional  furnishings or equipment not presently available in Property. Renter will report any  maintenance issues immediately to the Owner. Owner will make every effort to repair  and/or replace any equipment that is not working properly, but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will  be made for equipment or appliance failures. 

11. CANCELLATIONS: Cancellations must be made 30 days prior to your arrival date and incur a cancellation fee of  25% of your accommodations total. Cancellations made 14-29 days before arrival date forfeit 50% of the total. If a reservation is cancelled less than 14 days before your scheduled arrival, you are responsible for the entire rental rate. Cancellations must be received in writing via email or mail. 

12. PARKING:  Is limited to 1 vehicle in the South driveway located off of Franklin. Shall you need additional parking, there are additional spots available for $25 a day.  

La Mansión’s House Rules 

1. NO SMOKING INSIDE THE PROPERTY – This is a smoke-free property. Smoking is only permitted outside in the rear of the property and cigarette butts should be disposed of properly and not thrown on the ground. 


3. NO HOUSE PARTIES – La Mansión allows a maximum of 12 persons.

4. MAINTENANCE AND REPAIRS – Report immediately to Property Manager, Leslie a text at (720) 720-209-0801

5. GARBAGE PICK-UP – Place all trash in the trash cans which are located at the rear parking lot of La Mansion



  2. All furniture should be returned to its original location. 

  3. Empty all trash in trash cans located in the backyard.  

  4. Remove and dispose of all food items from the refrigerator and pantry/cabinets. 

  5. Place dishes, utensils, etc. in the dishwasher and turn it on when you depart

  6. Remove sheets and all dirty towels and place in the laundry area. 

  7. Lock all exterior doors upon departure. 

  8. Once departing, send Leslie a text at (720) 720-209-0801 to notify of departure.


By the Renter agreeing to our Terms of Service, the Renter is acknowledging that they will comply with  the terms of this agreement and assumes the responsibility for the obligations set forth herein. Renter acknowledges receipt of the House Rules and Rental Policies. Renter acknowledges that they have read, accepted, and agree to the terms set forth. 


La Mansion requires a credit card to be on file during the entirety of Renter’s Rental. Renter authorizes La Mansión (Master Key Invest LLC) to charge their credit account for all additional damages and fees incurred from their Rental according to the terms outlined above. This payment authorization is for the Rental described above. Any additional costs after the end of their Rental will be charged within two business days.

Renter certifies that they are an authorized user of this credit card and will not dispute the payment with their credit card company; so long as the transaction corresponds to the terms indicated in this form. This permission does not provide authorization for any unrelated debits or credits to the Renter’s account.
